Apartment valuation is the determination of an apartment's market value by a certified appraiser, documented in an official Valuation Report. It is important to note that a valuation is always carried out for a specific purpose, and these purposes are not interchangeable.

When you need an apartment valuation

An apartment valuation report is most often required for:

• sale, gifting or exchange;
• inheritance;
• a loan secured by real estate — valuation for lending;
• calculating taxes on a transaction — valuation for taxation;
• court disputes, as well as assessing the amount of damage after flooding or fire.

What an apartment's value depends on

Apartments are valued using the sales comparison approach — a comparison with the prices of similar apartments listed for sale in the same area. The appraiser takes into account the location and type of building, the floor, the area and layout, the number of rooms and the technical condition of the property. The result is documented in a Valuation Report accepted by notaries, banks and courts.
