The basic home appraisal checklist

For an apartment appraisal in Ukraine a minimal package is usually enough:

  • the title document — ownership certificate, purchase, gift or exchange contract, inheritance certificate or a court decision;
  • the technical passport of the apartment;
  • the owner's passport and Ukrainian tax number (for owners abroad, a foreign passport works alongside the tax number);
  • for a legal entity — company details and a document confirming the apartment on its balance sheet.

Photographs are not on your list: the appraiser takes them personally during the mandatory inspection of the apartment.

The package depends on the purpose

The appraisal requirements shift with what the report is for:

  • for the notary (sale, gift, inheritance) — the basic package; the appraised value becomes the base for taxes and stamp duty;
  • for a mortgage — the basic package plus the specific bank's requirements (see apartment appraisal for mortgage);
  • for court — a retrospective valuation as of a past date is possible, working from archival records where access to the apartment itself no longer exists.

Title deeds lost, left behind or destroyed

Can an apartment be appraised without a technical passport? In a number of cases, yes — from register data and title documents. The technical passport is still preferable: it confirms the area and layout, so its absence can extend the timeline.

Are the documents different for a mortgage and for a notary? The basic package is the same. The difference is that a bank may add its own report requirements, while for the notary what matters is registration of the appraisal in the Unified Base.

I am abroad and all the papers are in Ukraine — where do we start? Start with scans of whatever you have and the property address: we check the register, tell you what is genuinely missing, and the rest is handled through your representative in Ukraine.
