What Drives the Value

Location relative to transport corridors, EU border crossings and major cities has become the dominant factor of the war years. The class of the warehouse space — clear height, floor loading, column grid, dock density — sets the rent it can command; cold storage capacity adds value while narrowing the buyer pool; a rail spur and independent power generation carry a premium that pre-war underwriting rarely priced. On the income side, the analysis runs through the rent roll: rates, vacancy, indexation and tenant quality. The security dimension — distance from the combat zone, damage history, insurability — is now a standing chapter of any credible report on Ukrainian logistics assets.

For a leased complex the income approach leads: direct capitalization for stabilized assets, discounted cash flow for phased construction, changing occupancy or indexed rents. The market approach cross-checks the result against transactions in comparable assets; the cost approach is most useful for newly built stock and insurance purposes.
