What drives value in a farm or agribusiness

Each asset class follows its own logic. Machinery is valued against the market for used and imported equivalents; biological assets — herds, plantations, standing crops — under international agricultural accounting standards; future harvests through yield and price forecasts adjusted for risk; processing plants as integral property complexes together with their equipment. A defensible farm valuation brings all of this into a single, consistent picture of value that a bank or investor can rely on.

Farm valuation and appraisal: scope of work

We value grain elevators and storage, agricultural machinery from tractors and combines to self-propelled sprayers, livestock and other biological assets, poultry farms, farmland enterprises and lease rights, future crops and inventory, and food-processing businesses — meat plants, dairies and sugar refineries. For land itself, we provide expert monetary valuation of specific plots and lease rights; cadastral normative valuation and soil grading fall outside our scope by design.

Lending work dominates the practice: more than ten grain elevators valued for financing, future crops and inventory valued as collateral, and high-value self-propelled machinery valued both for banks and for owners' management decisions. In livestock, we have valued cattle and pig herds and poultry complexes; in crop production — farming enterprises as complete property complexes; our clients also include agricultural and special machinery dealers in Ukraine. In food processing, the practice spans Ukraine's largest meat-processing plant (valued for lending), dairy businesses (valued for sale and due diligence), and confectionery businesses valued for sale.

Cross-border engagements

A flagship line of work: valuation of corporate rights in several Ukrainian agricultural enterprises — farmland under lease, machinery and elevators owned — contributed to the charter capital of newly established US companies, with reports submitted to the US tax authorities. For clients outside Ukraine we provide business and asset valuation in line with IVS, within the scope our RICS and TEGoVA credentials permit without country-specific licensing.

How is a future crop valued as collateral? Through a yield forecast for the specific crop and fields, market price assumptions and a risk adjustment. Ukrainian banks accept such reports for pre-harvest financing.

Can you value livestock or biological assets for IFRS? Yes — herds, plantations and standing crops are valued under the international agricultural accounting framework, with productivity, age structure and market prices as key inputs.

Do you perform US farm real estate appraisals? No — state-licensed appraisal of US real property is outside our scope. We value Ukrainian agricultural businesses and assets, and provide IVS-aligned business valuations for cross-border purposes.

How long does an agribusiness valuation take? A single machine — days; a complete enterprise with an elevator, machinery and crops — several weeks. We confirm scope and timing after reviewing the asset list.
