Read moreHouse valuation is the determination of the market value of a residential house together with its adjoining land plot. To value a house, the appraiser examines the characteristics of the building itself and of the land it stands on, and documents the result in a Valuation Report accepted by notaries, banks, courts and government authorities. We work with any type of private housing — from a compact dacha to a large cottage.
When you need to value a house
A residential house may need to be valued in a wide range of situations:
- sale or purchase of a house, cottage or dacha;
- inheritance or a deed of gift;
- division of property between co-owners;
- a loan secured by real estate (mortgage);
- court disputes and enforcement proceedings;
- contribution to charter capital, placing on the balance sheet;
- insurance and assessment of damages.
What the value of a house depends on
The final value is influenced by a number of factors:
- location and prestige of the neighbourhood, distance from the city centre;
- floor area, number of storeys and layout of the house;
- wall and floor materials, year of construction;
- technical condition and physical depreciation of the building;
- availability of utilities (electricity, water, gas, sewerage);
- area, shape and designated use of the land plot.
An important feature of Ukrainian law is that the house and the land beneath it are treated as separate objects, so the value of the land plot is determined in a separate report. If construction is not yet finished, an unfinished construction valuation is carried out, taking the degree of completion into account.
What documents the client provides to value a house
For the valuation, the client usually provides a minimal set of documents:
- a title document for the house (certificate of ownership, purchase agreement, deed of gift, inheritance certificate or court decision);
- a technical passport for the residential house;
- the owner's ID and tax number (for inheritance — the heir's details and the previous owner's death certificate).
The exact list depends on the purpose of the valuation and the features of the building — our specialist will advise you on request. In some cases a residential house can be valued even with an incomplete set of documents.
Which approaches the appraiser uses
Residential houses are most often valued using the sales comparison approach — a comparison with the prices of similar properties in the same area — because the market for private housing, cottages and dachas is well developed. When comparable sales cannot be found (a rare property or no transactions in the region), the cost approach is used — calculating the construction cost less depreciation. The work is carried out by a certified valuation entity in accordance with the legislation of Ukraine and the National Valuation Standards.
