Country house valuation in Ukraine

A modern country house in Ukraine is rarely a shed on a garden plot. In practice, most of the properties we appraise in this segment are full-scale cottages: a solid house with all utilities, a landscaped plot, a garage, a bathhouse, a guest house. This is exactly where the cost of a wrong figure is highest — two outwardly similar country properties can differ in value by tens of thousands of dollars once their improvements are properly accounted for.

What is being valued: the house, the land and everything on it

For the valuer, a country property is a land plot — usually designated for gardening — together with the house and outbuildings on it. The value combines the land value and the value of the improvements, and "improvements" means far more than the house itself. A guest house, bathhouse, garage, pool, landscaping, fencing and autonomous engineering systems all feed into the final figure, and the more valuable the property, the larger the share these improvements represent.

When a country house valuation is needed

  • sale or purchase of a country property;
  • inheritance or gift processing before a notary;
  • division of assets between spouses or heirs;
  • lending secured by country real estate;
  • insurance and assessment of damage;
  • court disputes over property.

What drives the value of a country house

The familiar market factors apply: the direction and prestige of the location, transport links to the city, the size of the house, the degree to which the plot is developed, the quality of utilities, and recreational features such as forest, water or beach access. But in the premium cottage segment the decisive factors are the ones the mass market tends to ignore: year and quality of construction, materials, engineering — a well, autonomous heating, backup power — and the standard of landscaping. Two houses of identical floor area on neighbouring plots can differ several times over in value, and the valuer's task is to justify that difference with figures rather than impressions.

How market value is determined

The sales comparison approach is primary for country real estate: comparables are drawn from houses and plots of the same type in the same cooperative, cottage community or direction out of the city. For individually designed cottages, where direct comparables are scarce, the comparison approach is supplemented by the cost approach — the valuer analyses the cost of creating the improvements, adjusted for depreciation. This calculation matters most when a large part of the value was created by the owner through extensions, engineering and landscaping.

Documents and site inspection

The valuer needs the title documents for both the house and the land plot, the technical passport with floor plan, and the owner's identification. A personal on-site inspection by the appraiser is mandatory under the Law of Ukraine "On Valuation of Property, Property Rights and Professional Valuation Activity" and National Valuation Standard No. 1. For a country house the inspection matters doubly: much of the value lies in improvements that can only be seen and correctly measured on site.

Questions and answers

Can I estimate my country house value myself? Roughly — by comparing current listings in your community or direction. But the margin of error is significant: listings show asking prices rather than actual transactions and ignore the condition of the specific house and the improvements on the plot. Any official purpose — notary, bank, court — requires a certified valuer's report.

Are the house and the land valued together or separately? The value is determined for the property as a whole, combining the land value and the value of the improvements. Where needed — for a court, for example — the components are itemised separately in the report.

Are the bathhouse, garage and guest house included? Yes. All permanent outbuildings and plot improvements are included in the value of the subject property.
