When independent valuation is required

Taxation; lending — valuation and revaluation of collateral; IFRS financial reporting; filings with the securities regulator; investment decisions; damage quantification; company liquidation. Valuations are time-sensitive: order the report shortly before the transaction, pledge agreement or investment decision it will support.

Our track record and accreditations

Kanzas is accredited with Ukrainian banks, the State Property Fund of Ukraine and the Deposit Guarantee Fund of Ukraine. Between 2015 and 2020, the Deposit Guarantee Fund was our largest client for the revaluation of assets of insolvent banks. We work with twenty banks, law and notary firms, and our reports withstand review by other appraisers, auditors, bankers, investors and tax authorities.

How the valuation is performed

The engagement follows six steps: discussion of the task and initial review of the asset; agreement of the budget and timing; preparation of the document package by the client; assignment of appraisers and analysis under several valuation approaches; reconciliation of results; delivery of the valuation report with the conclusion of value and all supporting attachments. For real estate, going concerns and equipment, our experts inspect the asset on site; the head office is in Kyiv, with branches in regional centres across government-controlled Ukraine.

Questions and answers

How much does an asset valuation cost? The fee depends on the asset type and the purpose: valuing a vehicle and valuing a plant are incomparable in scope. The fee is agreed after a short discussion of the task. Be cautious of unusually low fees on the market — a poorly substantiated report will not withstand review or court scrutiny.

How long is a valuation report valid? In Ukrainian practice, a real estate valuation report is relied upon for 6 months from the valuation date, and a land valuation report for up to 12 months. For other assets, the period depends on the purpose.

Do you work with international clients? Yes. We value assets in Ukraine for foreign owners and investors, prepare IVS-based reports in English, and have performed valuations of Ukrainian companies' corporate rights for contribution to the share capital of newly established US companies, with reports submitted to the US tax authorities.
