How a Hotel Is Valued
The same asset can carry three different values depending on the question asked. As income-producing real estate, where the buyer wants the building and the location. The income approach leads, built on the classic hotel metrics: occupancy, average daily rate and revenue per available room (ADR and RevPAR), with revenue split by profit centre — rooms, food and beverage, conferencing, spa. Direct capitalization serves stabilized assets; discounted cash flow handles seasonality, refurbishment and changing occupancy. The market approach cross-checks through price per room in comparable transactions; the cost approach is the control, most useful for new-build and insurance purposes.
