One loan, two collateral assets: the house and the land
A house appraisal for mortgage differs from an apartment engagement in a basic way: there are effectively two assets — the house itself and the land plot beneath it. Both go into the bank's collateral, so title documents are required for each, and under Ukrainian practice the land is valued in a separate report — an independent land valuation engagement whose result feeds into the total collateral value. Owners abroad pledging or refinancing a house in Ukraine should plan for this two-asset structure from the outset: it affects both the document package and the timeline.
Why banks lend more cautiously against a house than an apartment
A private house is less liquid collateral: every property is unique, comparable evidence is thinner, and an out-of-town location with seasonal access complicates a quick sale if the loan defaults. Ukrainian banks respond with a larger discount to market value and often finance a lower share of it than they would for an apartment — a point to factor into any house valuation for mortgage or remortgage planning. The appraiser determines the market value; the collateral figure, with the bank's discount, is the lender's own calculation.
What the appraiser considers
- the land plot — area, designated use, form of ownership, utilities at the boundary;
- the house — area, storeys, wall and slab materials, year of construction, technical condition;
- autonomous engineering systems — well or mains water, septic system, heating type (gas, electric, solid fuel): for a private house these are weighty pricing factors;
- location — distance from the city, quality of access roads, the settlement's infrastructure;
- liquidity — how realistic a sale is in this particular market segment.
A valuation, not a structural survey
UK readers used to choosing between a mortgage valuation and a building survey should note the same distinction applies here: the appraiser inspects the house and assesses its condition as a pricing factor, but the engagement is a valuation of the collateral, not a structural survey of the building — technical inspections of load-bearing structures are a separate discipline performed by specialised institutes.
Process and documents
We will need title documents for the house and for the land plot, the technical passport and, where available, documentation for the engineering networks. An on-site inspection of the house and the plot by the appraiser is a mandatory stage under Ukrainian valuation standards — without it the report is invalid; for an owner abroad the visit is arranged through a representative. The finished report must meet the specific bank's criteria: the list of valuation firms accredited with your lender is available from its credit officers, and we verify those requirements before the work begins.
