What a pai is — and how it differs from a land plot
A pai is a right to a share of a former collective farm's land, evidenced by a land share certificate. Once the share is demarcated "in kind", the owner receives a specific plot with a cadastral number and registered title. The distinction matters for valuation: a demarcated plot is valued as agricultural land, while an undemarcated pai is valued as a property right under the certificate. We handle both cases.

The most common engagement: a pai has been inherited, and the notary requires a valuation report to complete probate.
