When You Need a Farmland Valuation
- acquisition or disposal of land plots or whole farming enterprises;
- collateral — Ukrainian banks actively lend against farmland and agricultural assets;

What Drives the Price per Hectare
Region alone explains little. Soil quality and bonitet grade, field size and configuration, irrigation, logistics — distance to elevators, highways and ports — and the encumbrance profile all move the number: a plot leased out for ten years ahead is a rental income stream, not land available for cultivation, and is priced accordingly. The war years added a security dimension — demining status and proximity to the combat zone are reflected in the report explicitly and objectively. Specific price levels are evidenced in each report from actual transactions in the relevant region, drawing on the open data of the State Land Cadastre.
Land, Land Bank or Farm: Framing the Engagement
An important structural note for international clients: most Ukrainian agriholdings control their land through long-term leases rather than ownership, so what is often valued is a leased land bank — a portfolio of lease rights — rather than freehold land. A farm enterprise as a whole is valued as a going concern: land rights, machinery, storage and biological assets together. Direct farmland ownership by foreign persons remains restricted, which makes lease-portfolio and corporate-level valuations the practical route for cross-border transactions. We frame the engagement to match the actual legal structure — it changes both the methodology and the result.
Methodology
The market approach leads where transaction evidence exists — the opening of cadastre data has made comparable analysis genuinely workable. Income capitalization of rental streams applies to leased-out land; farm enterprises are valued through their operating cash flows. Reports state the chosen approaches and their reconciliation openly.
